SELECTING your home

Once you have viewed and chosen your home, we will agree timescales, next steps and the breadth of options you have to bespoke and tailor your home

CHOOSING A SOLICITOR and a mortgage

Choosing the right solicitor is key, which is why we have a recommended list of tried and tested solicitors for you to choose from to make the process run smoothly. If you decide to choose your own solicitor, make sure you choose one that specialises in conveyancing (preparing property transfer documents). To make the process of buying your dream home as easy for you as possible we will need details of your solicitor at the point of reservation.

Once the reservation agreement is signed it means that, subject to contract, the house is all yours at the price arranged.

Options Gallery and Guide

Once the reservation agreement has been signed you will have access to Orchard Homes’s options gallery and suite of show rooms so you can gather inspiration and ideas and start to tailor your home

EXCHANGING contracts

Approximately 6 weeks after reserving your new home your solicitor should have had answers to all enquiries pertaining to the sale and you should have received your offer (if required) from your mortgage provider. At this point your solicitor will ask you to pay the balance of your deposit.

Please note that if the exchange doesn’t happen within the agreed date we are within our rights to put your home back on the market.

TAILORING YOUR NEW HOME

Once you have exchanged you will confirm your choices from your dream kitchen, to utility rooms, to tailing and bathrooms. Please note this is subject to the build stage.

VISITING YOUR new home

Through out the build you will get plenty of opportunities to come and view your home, so you can see the progress and make sure your home is perfect when you get the keys
