YOUR NEW BUILD HOME WILL HAVE A MINIMUM OF 10 YEARS STRUCTURAL WARRANTY COVER FROM THE DATE OF THE COMPLETION OF THE PROPERTY - OUR SURVEYOR TEAM MAKE THE FINAL CHECKS AND ISSUE WHAT IS CALLED A 'CERTIFICATE OF ACCEPTANCE' ONCE THEY ARE HAPPY THAT THE HOUSE IS READY TO BE LIVED IN.

 

ORCHARD HOMES – 12 MONTH WARRANTY

Your new Orchard Homes home comes with a comprehensive 12-month warranty.  This document contains all the information you need to know about your warranty, what it covers and how to keep it valid;

HOW YOUR WARRANTY WORKS

Before completion we will complete a full quality control check of your property

Around a week before completion you will be invited to do a tour of the property and we will walk you through how items work and also talk you through the warranty and maintaining the items covered

This isn’t a snagging exercise, however if there is anything that needs attention we will aim to get that done before completion.  Once you have moved and settled into your new home, we will complete any further snagging that is highlighted 

Once you have legally completed we will arrange to meet you at the property to hand over the keys and your new home information pack

EMERGENCY DEFECTS

An emergency defect is something that is harmful to your health, safety or security.  If an emergency defect arises, contact the emergency number in your information pack straight away.  We will ensure that this issue is resolved and the work is carried out as soon as possible 

We will aim to resolve any non-emergency defects in your new home within 28 days of them being reported 

ITEMS COVERED BY YOUR ORCHARD HOMES 12 MONTH WARRANTY 

Central Heating – what’s covered? Your boiler, cylinder and central heating...unless damage is caused by a lack of care or maintenance.  Please note the boiler needs to be serviced every 12 months by a Gas Safe registered engineer

Fires – what’s covered?  Your gas, electric or wood burning stove if one is fitted...unless damage is caused due to lack of care or maintenance. Pease note if a gas fire it needs to be serviced annually by a Gas Safe registered engineer

Plumbing – what’s covered?  All your plumbing and pipes...unless a blockage is caused by inappropriate items being placed down toilets or plug holes or is due to poor maintenance

Drainage – what’s covered?  Any part of the drainage system that serves your home and for which you are responsible...unless the blockage isn’t caused by a defect in the system

Seals – what’s covered?  Seals around your home such as mastic...unless damage is caused by lack of maintenance

Electrical – what’s covered?  Fixed electrics such as wiring, sockets and switches...unless the defect hasn’t been reported within 28 days of legal completion or the issue is relating to bulbs or fuses

Smoke Alarms – what’s covered?  All of your smoke alarms...unless you have failed to carry out proper maintenance and servicing

Kitchen Units – what’s covered?  All of your kitchen units...unless damage or defects aren’t reported to us within 28 days of completion, the damage is due to lack of care or considered to be usual wear and tear.  Kitchen appliances are covered by the manufacturer

Bathrooms – what’s covered?  Your sinks, toilet, taps, shower heads and shower door...unless defects in the shower cubicle / tray aren’t reported to us within 28 days of completion or the issue is due to lack of care or maintenance

Decorating and Tiles – what’s covered?  All paint work and tiles in your home...unless any damage isn’t reported to us within 28 days of completion

Doors and Windows – what’s covered?  All internal and external doors and windows...unless any damage isn’t reported to us within 28 days of completion

Driveways and Pathways – what’s covered?  All hard outside surfaces that are part of your home...unless damage is caused due to lack of maintenance, the damage is due to weather or if tarmac has been damaged due to wheel turns from a stationary vehicle

Insulation – what’s covered?  All insulation in your home...unless you have removed or changed any of the insulation

Guttering – what’s covered?  Any leaks to guttering...unless the leaks are due to lack of care and maintenance or due to storm damage

Landscaping – what’s covered?  Any landscaping we have installed...unless the damage is due to lack of maintenance or caused by the weather

Ironmongery – what’s covered?  All door furniture we have supplied...unless the damage is due to usual wear and tear or is due to poor maintenance or misuse

Outside Tap – what’s covered?  Any taps on the outside of your property...unless the damage is caused by the weather or due to poor maintenance
